A nearly 10,000-square-foot contemporary home hits the market as listing agents say luxury buyers are increasingly choosing Big Bear over Tahoe and Aspen.

$15 million lakefront estate signals a new era for Big Bear real estate

A sprawling lakefront property called Waterview has hit the market at $15 million, bringing a level of high-end design rarely seen in Big Bear Valley to about 1.5 acres with 100 feet of direct frontage on Big Bear Lake. If it closes near asking price, it would shatter local records — and agents say that may not be as far-fetched as it sounds.

The nearly 10,000-square-foot, seven-bedroom home was developed by Los Angeles couple Beau Laughlin and actress Lindsey Gort, known for her roles in The Carrie Diaries and Lucifer. Laughlin, who came to residential design from the restaurant world, launched his design-build firm Framework in 2018, with earlier projects in Palm Springs and Lake Arrowhead. Waterview scales up that aesthetic with exposed beams, stone fireplaces, and white oak throughout, plus seven full bathrooms, two powder rooms, more than 3,000 square feet of outdoor living space, a wood-fired pizza oven, and a nearly 1,600-square-foot garage and workshop with a heated driveway.

The listing comes amid what agents describe as a meaningful shift in who is buying in Big Bear. Co-listing agent Dani Rosenthal says the valley's top sales have climbed from $4.2 million to more than $8 million in just two years. She attributes part of the momentum to geography: buyers who once looked to Tahoe or Aspen are finding that Big Bear offers direct lakefront access and mountain activities an hour and a half from Los Angeles. Co-listing agent Neyshia Go points to the post-pandemic remote-work shift as another driver, drawing buyers from Los Angeles, Orange County, Arizona, and beyond.

Broader investment in the area is also drawing attention. Alterra Mountain Company — the parent of Aspen Snowmass — acquired Snow Valley in 2023 and folded it into Big Bear Mountain Resort, while the restored Hotel Marina Riviera and a new film festival have added to the valley's profile.

It's worth noting that the market picture here comes entirely from the listing agents and developers — parties with a direct commercial interest in the sale. Independent market data and perspectives from local residents, planning officials, or community groups on what rapid upscale development means for Big Bear Valley could not be confirmed for this report. Those voices are worth seeking out as this market shift continues to take shape.
